Silicone roof coatings can last 25 years or more, depending on their composition and quality, but just as important, is the type of substrate the coating is being applied to.
As a leading manufacturer of silicone roof coatings for the industrial roofing sector, our products have been certified by the British Board of Agrément (BBA), the UK's independent construction product testing and certification authority with a minimum life expectancy of 25 years.
But actually, silicone can easily last for 100+ years in certain cases, since it tends not to degrade.
On roofs that are subject to huge temperature and weather variances, whilst the silicone itself will not necessarily be degraded, it is susceptible to environmental dirt pick-up. IN simple terms, it can get dirty.
However, because silicone roof coatings are highly water repellent, the majority of the dirt will simply wash off a pitched roof in heavy rainfall, though some residue is likely to remain.
We do not recommend silicone roof coatings for use on flat roofs. The reason is that flat roofs are more likely to be walked upon and silicone can be damaged by foot traffic quite easily.
Also, when wet, silicone is extremely slippery and anybody walking on a silicone coated surface takes a significant risk of slipping.
Not all silicone roof coatings are created equally, so life expectancy cannot always be guaranteed. Some are simply modified silicone sealants that have been "watered down" with solvents.
The better quality and most durable silicone roof coatings are those like the Liquasil range, which are purpose made for specific substrates to which they are being applied.
