Completed in November 2025, this metal roof refurbishment project was undertaken by HRC Construction Ltd.
The cut edges at the eaves and the mid-lap positions were suffering from edge peel-back and considerable corrosion. At the mid-laps, some of the sheets were rotting away due to lack of maintenance.
The cut edges and areas where spot corrosion was present were prepared to ST3 standard, which involves grinding the affected areas back to bare metal, leaving a bare, non-polished surface.
The prepared areas were then coated with Liquasil’s SWT Primer, a flexible, hard wearing epoxy that provides excellent protection against top-down corrosion.
Once it was determined that the original butyl seal was present at the mid-laps and that no water ingress was being experienced, a decision was made by the client not to seal the mid-lap joints.
This leaves the perforations exposed but protected by the SWT Primer. Whilst this may not be aesthetically pleasing, it avoids an issue whereby water becomes trapped between the uppermost and bottom roof sheets, which can create a more substantial defect.
The primed areas then received a coat of Metalseal to protect the SWT Primer against UV exposure.
The remainder of the roof was then coated with Metalseal, with all previously coated areas at the cut edges receiving a second coat as part of the process.

The options for treating the cut edge corrosion at the mid-laps are typically;
- Not to seal overlapping roof sheets
- Replace or overlay rotting sheets
- Seal overlapping roof sheet joints with Liquasil HP Butyl Tape
- Seal overlapping roof sheet joints with Liquasil Lapsil Sealant
