Asbestos Roof & Cladding Refurbishment

Both the roof and vertical cladding of this building are asbestos cement and the finishes to both had become faded and degraded over time.

The client wanted to refresh the building in the original colours and effect repairs to the roof and gutter which were prone to leaks due to mechanical damage and a lack of maintenance.

Liquasil’s Asbestoseal system was chosen because it is suitable for use on asbestos cement cladding as well as roofs. Asbestoseal is formulated to absorb into the substrate to create a longer-lasting water repellent finish.

Specific RAL colours were provided by the client so that the original finishes could be replicated.

Numerous repairs to the asbestos roof were carried out by the contractor, Tritec Building Contractors Ltd of Canvey Island.

As metal roofing specialists, this was the first asbestos roof project undertaken by the contractor and the end result was particularly impressive. It remains one of the most striking asbestos roof and cladding projects to be completed with the Asbestoseal system.

Prior to commencement, all surfaces were cleaned down using closed box pressure washing equipment. This removed all fungal growth and environmental soiling that had built up over the years.

The gutter was also cleaned and this was lined using Liquasil’s Liquid Gutter Liner, Gutterseal.

All metal fixings to the roof and cladding were first treated with SWT Primer to prevent rust breaking through the surface of the coating.

The next stage was to seal each fixing using Non-Sag Sealer, a unique, purpose made silicone compound that completely seals the fixings. It is also used to repair small holes and cracks, with an optional reinforcement fleece available for larger repairs.

Finally, all of the roof and cladding sheets were coated with Asbestoseal 20 in black, while the trim details were finished in a contrasting red colour.
