Practical Roof Coating System for Dilapidations and Contractor-Led Refurbishment
Liquasil Lite is a silicone-based coating system designed for use on industrial metal roofs where a cost-effective and practical refurbishment approach is required.
It is typically used where a practical, cost-controlled refurbishment approach is required.
Applied to a suitably prepared substrate, Liquasil Lite provides protection against further deterioration and extends the service life of the roof within the constraints of the project.
This makes it particularly suited to dilapidations and maintenance-led projects where cost control is a primary driver.
Suitability depends on the condition of the roof and the level of performance required.
Typical Dilapidations and Contractor-Led Scenarios
Liquasil Lite is commonly used in the following situations:
- Dilapidations and lease-end obligations where cost control is a primary driver
- Maintenance-led refurbishment of industrial roof assets
- Contractor-led projects where a practical and efficient solution is required
- Roofs that remain serviceable but require protection from further deterioration
In these situations, the selection of a coating system is typically driven by project constraints rather than maximum system performance.
Why This Approach is Used in Practice
In many industrial refurbishment projects, particularly dilapidations and maintenance-led works, the primary objective is to meet project requirements in a practical and cost-controlled manner.
This often leads to coating systems being selected on the basis of initial cost, without full consideration of substrate condition, certification, or overall system approach.
Cost and Value Considerations
In many refurbishment projects, particularly dilapidations, coating systems are selected primarily on the basis of initial cost.
In these situations, products may be supplied and applied without detailed consideration of substrate condition, certification, or overall system approach.
Liquasil Lite is designed to provide a more controlled alternative within the same cost-driven constraints, combining a cost-effective coating system with the option of inspection-led assessment where required.
This allows contractors and specifiers to maintain control over the refurbishment approach, rather than relying solely on product selection.
In many cases, this approach can be delivered at a comparable or lower cost than alternative coating products, while providing a more consistent and reliable outcome.
Where a higher level of assurance, specification control or BBA certification is required, a fully specified system may be more appropriate.

When a Higher Specification System May Be Required
Liquasil Lite may not be appropriate where a fully specified refurbishment approach is required, or where formal certification forms part of the project requirements.
In such cases, a system such as Metalseal may be more suitable.
When is Liquasil Lite appropriate?
Liquasil Lite is typically used where the roof remains structurally sound and a practical, cost-controlled refurbishment approach is required.
- the roof remains structurally sound
- deterioration is limited to the surface finish or localised corrosion
- a fully specified system is not required
- budget or programme constraints favour a simplified approach
When should a fully specified system be considered?
A higher specification system may be more appropriate where a greater level of control, certification or long-term performance is required.
- formal specification or certification forms part of the project requirements
- long-term performance guarantees are critical
- deterioration extends beyond surface-level condition
- a controlled, specification-led refurbishment approach is required

When coating may not be appropriate
Coating systems may not be suitable where structural integrity is compromised or deterioration extends beyond accessible areas.

When considering coating a metal roof, if a cut edge corrosion treatment is present at the mid-laps, always inspect for trapped moisture, as this is often an indicator of other defects. Moisture Retention At Sealed Mid-Lap Joint
Where corrosion is more advanced or localised, targeted remediation may be required prior to coating.

Guidance For Surveyors
The selection of an appropriate coating system should be based on a clear understanding of the condition of the roof and the objectives of the project.
Assessment should consider not only the visible condition of the roof sheets, but also the presence of defects such as corrosion at cut edges, laps and fixings, which may influence the suitability of a coating-based approach.
Where deterioration is limited and the roof remains structurally sound, a system such as Liquasil Lite can provide a practical solution within cost and programme constraints.
Where a higher level of control, certification or long-term performance is required, a fully specified system may be more appropriate.
Where a higher level of assurance, certification, or long-term performance is required, a fully specified system such as Metalseal should be considered.
Liquasil Lite is typically suited to open-specification projects, contractor-led refurbishments, or situations where cost and programme are the primary drivers.
Next Steps
Where a practical, cost-driven approach to roof refurbishment is being considered, Liquasil Lite provides a straightforward and effective solution when applied to a suitable substrate.
For projects requiring a higher level of assurance, certification, or long-term performance guarantees, a fully specified system such as Metalseal may be more appropriate.
In all cases, the suitability of any coating system depends on accurate assessment of the substrate and an understanding of how defects may affect long-term performance.

Quick Reference System Installation Instructions
Liquasil Lite Cut Edge Corrosion Primer
(15 year system)
Liquasil Lite cut edge corrosion primer is a single pack product ready to use from the tin, after a brief stirring.
Supplied in a 5 litre tin, coverage is approximately 3.1 to 6.7 sq metres per litre at a wet film weight between 150-320 microns to achieve a dry film thickness of c 75-150 microns.
The Liquasil Lite cut edge corrosion primer will be touch dry between 2 and 4 hours at average temperatures of 20Β°c.
Drying time reduces in direct sunlight.
The primer should be installed at temperatures between 5Β°c and 40Β° using brush or roller which can be cleaned using Xylene solvent.
Ovcercoating time is unlimited, as long as the surface is cleaned with Liquasil Solvent Wipe to reduce environmental contamination if left longer than 24 hours.
Pot life is unlimited, even when opened, but when not in use, lids should replaced firmly to avoid skinning and product contamination.
Liquasil Lite Top Coat
Liquasil Lite top coat is a silicone polymer coating supplied in single pack, 15 litre cans. The product should be stirred before use.
Coverage is approximately 3 sq metres per litre at a wet film thickness of 300 microns. (250 microns dry film thickness).
All areas to be coated must be cleaned throughly and free from peeling, flaking and unsound finishes.
We strongly recommend that you conduct adhesion tests on all substrate types before applying to large areas.
If taking breaks during coating, replace the lid to avoid skinning. Keep contents away from moisture contamination, especially when first opening cans that have been left in the rain – dry the lids before opening.
Bare galvanised surfaces must be treated with Liquasil Mordant T-Wash solution, which should be washed off once the galvanised surface has blackened.
PVDF finishes require priming with Liquasil PVDF Primer before application of Liquasil Lite Top Coat.
