Why Use Silicone Technology For Roof Coatings?

Silicone coatings have been specified for use on  metal since the 1980’s and that is still the case today. The reason for this is because it works!

Over the years, other coating technoligies have been tried, for example, reinforced polyurethane and even polyurea, but in most cases, these have proved to be too expensive and have not always been successful.

More recently, we have seen the introduction of hybrid technologies that aim to provide the flexibility and water resistance of silicone, along with application tolerance to moisture.

These are usually marketed as being “moisture tolerant” or “hybrid” coatings and they probably have a place in the market, but they don’t have the longevity to demonstrate that they will last the distance.

Liquasil formulates coatings from scratch and have access to all of the latest hybrid technology, along with the recipes to introduce hybrid metal roof coating systems.

However, our view is that the technology remains problematic in a few key areas.

For this reason, we have so far resisted the temptation to introduce something that could prove to be inferior to our proven silicone roof coatings.

Unmatched UV Stability

Silicone roof coatings are 100% UV stable, meaning they don’t degrade, chalk, or become brittle under prolonged exposure to sunlight.

Strong reds and blues are the exception to this rule, since these will always fade, regardless of the technology used. However, they won’t become brittle.

Why it matters:
Metal roofs get intense UV exposure. Alternative metal roof coatings like acrylics tend to chalk quickly or lose elasticity over time—silicone doesn’t.

Waterproof & Impermeable

Silicone roof coatings are hydrophobic. They repel water and remain flexible even when submerged, are exposed to very low or high temperatures.

Why it matters:

Ponding water isn’t typical on pitched metal roofs, but it can and does occur at the vulnerable areas, for example, where fixings have been over-tightened.

Extreme Flexibility

Silicone roof coatings maintain elasticity in a wide temperature range (often -50°C to +150°C), accommodating metal roof movement (expansion/contraction) without cracking.

Why it matters:
Metal roofs expand and contract constantly with thermal movement. Brittle or semi-rigid coatings will eventually fail at laps, joints, and fixings. Silicone handles dynamic movement exceptionally well.

Proven Reliability

Silicone roof coatings can last 25+ years without significant degradation, even in harsh industrial or coastal environments. Always look for BBA Approval, since not all silicone roof coatings are created equally.

Why it matters:
Specifiers and industrial building owners want proven, long-term protection and fewer lifecycle interventions and silicone is one of the few materials that can deliver on that promise.
